WHAT WE NEED FROM OUR CLIENT?
Our work requires a questionnaire that is to be answered by our customer in order to meet the needs and characteristics of the object to be purchased. For example location, orientation, class, type, etc.
Our work allows you, given the provided options, to only choose the ones you like the most, visit them and give us your feedback. We will make a first negotiation to improve the purchase price of the selected properties.
AREAS OF OPERATION
Our area of operation is Catalunya (Barcelona City, Costa Brava, Sitges and Costa Dorada).
For objects exceeding the amount of 10 million Euros, we expand our area of operation to the entire Spanish territory.
Once we have agreed on the kind of investment, the budget and the time frame, the search request is signed. Apart from including the characteristics of the real estate object it includes the amount of remuneration to be received by the Personal Shopper.
Then we proceed to the object search, with the agreed characteristics and time frame.
HOW WE WORK
We will provide you with a minimum of 3 different options of objects, regardless of whether they are solicited by individuals, construction companies or estate agents.
We will make and provide to the customer, a detailed report including in which quality and how well conserved each real estate asset is. If reforms are required for the adaptation, we will estimate the cost based on the market. If the client wants to have a detailed budget, the client may contract this service. If it is needed or required technical and/or legal reports, we will provide them by our partners: engineers, architects or lawyers whose costs are to be paid by the customer.
We will inform you about market prices, expenses and taxes of a puchase-sale operation.
We will find out if the real estate object has debts, loans or mortgages, or any other problem, and the charges related to the purchase, such as taxes (IBI, garbage, …) community of owners expenses, etc.
We will monitor the contracts and the necessary documentation in order to formalize the sale until the signing at the notary.
We can handle arences of mortgages, obtaining NIE, normal or legalised translation of documents, etc.
WHAT CAN WE CONTRIBUTE AS ADDED VALUE TO OUR SERVICE.
If it is a land asset for construction, not only do we provide you the land or plot, but also we will give you a feasibility and profitability study, as well as any necesary municipal permits, and if you want we can provide different architects or engineers to carry out a project of building what you need.
If your purchase is not fully equipped, DON’T WORRY, we are in contact with interior designers, landscapers and decorators, furniture and decoration shops. They will provide any design, advise or furniture you may need to decorate your home, property, etc.
We can provide all post-purchase services to cover your needs and if you want channel your investment through a single representative.
We will help with the control and supervision of the construction of your new property to suit your wishes, controlling, if you require it, the hiring of workers and reviewing the proper execution of the work.
